I noticed on my run through the neighborhood this morning that this townhouse has already sold, while many others that have been sitting there for months are still sitting there.

I guess that goes to show that the one sure fire way to sell your house is to price it appropriately. If a house isn't selling, most likely the seller is asking too much for it. And the longer it sits on the market, the harder it is going to be to sell because people will assume there is something wrong with it.

At least that's my unprofessional opinion (that and $0.75 will get you a cup of coffee...)

Thank you, You are exactly correct with your assessment about overpricing and a listing becoming stale. That one was actually the second highest priced townhome in Luther Forest, but it was worth the premium price, and they received very close to full price on it.
