I am thinking of converting half of my garage into living space. I own one of the 920sq/ft townhouses, so space is at a premium. How sought after are full functioning garages? Am I going to destroy my resale value doing this?

You'll need to check your association's rules. I'm not sure, but I think that a garage conversion is specifically cited as not being allowed...

As far as the association I'm not aware of any rules against it. Numerous townhouse's have done this. I wouldn't say your destroying the resale value, but you're not increasing it. Many people still want a garage.

If you get a town permit, they will increase your property taxes as your living space will increase. In other words they will tax you like you have 1200 Sq Ft versus the 2 Bedroom townhouse. I have seen this last year while trying to assist someone greive their taxes.

My suggestion is to perhaps make something that isn't permanent and useful to you, but could be removed when if desired by the next owner.

IT'S FINE AS LONG AS THERE IS 2 EXITS
FOR FIRE PURPOSES. MOST PEOPLE PUT
UP A WALL TO SEPERATE THE ROOM AND STILL HAVE A SMALL GARAGE FOR STORAGE WITH A SMALL DOOR FOR AN EXIT

Can you build it OVER the garage, or is that space already built up in the townhouses?

I believe the angle of the roof line on the 2 bedroom models won't allow that. There is room in some of the 3 bedroom models above the garage.
