What is the square footage for the model E townhome? For sale purposes. Arrowwood place. Could there be model E's with different sq footage? Thank you!

Great Question! Model E townhomes were only built on Arrowwood and Thimbleberry. I checked public records and the model E's on Arrowwood show 1406 sq ft, while the ones on Thimbleberry are shown as 1385 sq ft. I don't believe there is any real difference in the size of the homes at all. Perhaps just a different person measured and filed the records with the town. Square footage can be a somewhat misleading guideline. Just a change from 2X4 to 2X6 construction can change the sq footage without actually making a larger home. The difference between 1406 and 1385 is really insignificant. An appraiser could come in and measure differently. Hope that helps!

Not to dispute your info, but just an observation- I assumed the model E's on Arrowwood would be slightly smaller since their exterior dining room wall is pushed in 12"-18" from the living room wall and the master bedroom hangs out over this indentation.

This IS a very good dispute! That is why I asked if there were different size model E's. I always wondered about the MBroom that "stuck out". Mine livingroom does not indent therefore I do not have that MBroom "overhang". This is killing me Mad, as my home is for sale in the meantime. I have called the builder (builders son)and am awaiting a return phone call. Any one who is 100% sure???????

Here's a better question, just what is the legal way to calculate square footage. I'd do something really stupid like add up the square footage on the inside, but I know that can't be right given the square footages I see with some listings...

It would sure be nice to not have to rely on a return phone call.

Well EB hit it on the mark! I don't know of any legal standard for sq footage. In the world of real estate in MLS we have to say estimated or where we got the number from. Over almost 20 years of selling homes I've seen sq footage be different depending on who measures many times. In other words an open foyer will reduce sq footage because you can't walk across it. It should be measured as usable heated above ground living space. The numbers I gave came from public records that the builder filed with the town. The rest of the country jumped on sq footage many years ago as an estimate of value. Only recently has it become important in the northeast. It's really not a good guage of value as so much more goes into it. Quality of the construction, the flooring, roofing, kitchens, baths, etc are far more important.
Plus last...but not least overall condition
