My townhouse was assesed at $157,000. I paid $127,000 for it 3 years ago.
The market is really down right now so I think $157k is high. Should I appeal?

How's about giving some additional info Phillip buddy. How's Hugh going to know if it's high is you dont include further info:

# of bedrooms, what type townhouse ya got, sq ft, what street are you on, etc...

You might want to check this previous, extensive, discussion post about this. Everyone with the same model basically got the same assesment. Which makes sense.

Appealing is likely a waste of your time.

ITS 950 SQ FT, 2 BD RMS, LOCATED ON WAKE ROBIN. ROOF IS NEW, NEW PAINT. DRIVEWAY AND GARAGE DOOR COULD USE UPDATING. EVERYTHING ELSE IS GOOD.
MOTIE, I AGREE WITH WHAT YOU ARE SAYING ABOUT IT BEING A WASTE, I DONT WANT TO WASTE MY TIME IF NO ONE ELSE IS APPEALING.

Sounds about right, Phillip. Real Estate prices have gone up since you bought it 3 years ago. The model C w/912 sq ft. 2 BR/1 1/2 Baths is assessed for $153,000.

Phillip, the best way to tell if you should appeal your assessment compare your property to your neighbors and to comparable recent sales. There are books you can look through with all of that info at the community center. I agree with jp, though. I think your assessment sounds about right.

Sounds like you have a 2 bedroom 1.5 bath townhouse. That assessment is about correct. I would expect a 2 Bedroom is decent condition to sell for about 150-155K..some have sold as high as 165 but they usually have new kitchens and baths etc.....but on average which is what they use for assessment is about right. Actually from all the assessments I've been asked to review, only 1 has been grossly out of line, and the owner and myself knew why and she's discussed it with the town and I expect she'll have it lowered.

If you haven't gone to the Town of Malta Assessment website, you should. It will have a picture of your house, and will allow you to search for similar properties. You select the type of house, bedrooms etc., and a list of properties will come up. You select the ones you want to compare, and pictures of those houses will come up next to yours along with all the relevant information.

I was able to immediately see that everything was in line for my property...at least this year.

You can also look at sales in the neighborhood to see how that was going. This program won't give a an inside tour of the units obviously, so you can't see how marketable the houses were. For that you'd have to hire Hugh.
