Hi Hugh, We currently live in a Townhouse in the Forest and are looking at making an offer on a lake house. I have 2 question. What is the advantage of us using a "buyers" agent to buy our next home, and if we use the same agent, what percentage can we expect to pay on the sale of our current house? Thanks in advance......

Hi,
Having a buyers agent assures you that the agent is working 100% on your behalf. Representing your best interests. He or she should be able to provide you with counsel on what is a fair price for the property you want to buy based on recent previous sales of similar homes. If you just go to the listing agent of the lake home, they already have signed an agreement with the seller to be the sellers agent and work on their behalf. As fas as commission on your townhouse, I would say based on the fact that the agent is getting both transactions working as your buyers agent and then representing you as a sellers agent, a commission should be somewhere in the 4.5-5% range on the sale of your townhouse.
