Hugh,

How long is the average home staying on the market in the forest. I am more interested in actual homes, not townhouses. We are relocating and wondering if we should sell our home or rent it.

I think the average days on market is around 80-90. We just sold on Arrowwood place. It took about that to sell. Even without showing it for 3 of those weeks, due to a few Realtor issues. I think the prices have gone down a-bit, but not too much. Any questions ocm9905@yahoo.com.

I'd say 90 days is a fair assessment, but more than ever.... correct pricing is the key. You must look at the last sale of similar type home as a guideline. The best you can hope for is to get about what they got...maybe a little less. There is no question the boom is over. As the actual sale stats start to get released, I believe this will be the quickest drop in home values this area has seen. The higher priced homes appear to be getting hit the hardest, the 200K and under market does still show signs of life.
