I bought a townhome in Luther Forest about a year and a half ago after renting here for a few years before that. I periodically check the real estate sites (including yours, of course)to keep an eye on what the market in the Forest is doing.

There is a townhouse for sale now at 56 Thimbleberry Rd.for $209,900. My understanding was that the ceiling for townhomes was $200,000. Has that changed? I guess what I'm asking is, could the market support a price tag over $200,000, or is the seller being unrealistic?

I see that there is an addition on this particular townhome and that it has attic storage, which is hard to come by, but it is still not the biggest 3 BR, 2.5 bath model that has a bigger kitchen and a master bath (which is what I own).

I will be interested to see what this townhome sells for. Thanks for your insight!

There have only been one recent townhome that has sold in excess of 200K. The most recent was 130 Arrowwood, This was a Model F 1600 Sq Ft and it was totally remodeled and in beautiful condition.New kitchen and baths, flooring etc.

56 Thimbleberry is asking 209,900 and hasn't sold for almost 4 months. I looked at the photos of the interior and it 's nice, but smaller than the Arrowwood home. In this current market in my opinion it won't sell for above 200K. Keep in mind, a person can ask whatever they want. It's the actual sale price that counts. Generally on average a 2 bedroom runs from 140-165, and the 3 bedrooms run 150-180 actual sale price with few exceptions. Some of the ones with basements will sell higher.

I'd say zillow is accurate perhaps 80% of the time, I seen some "right on" and others way off.

Go to Zillow home page. Type in your address at the top of the page and click on go. It will bring up your street plot and the prices of all the homes. If you scrawl down you will see a photo of your home.
